As a Quantity Surveyor, you will be a suitably qualified and highly motivated individual with quantity surveying and cost estimating experience in the residential &/or commercial build market.  You will be attentive to detail, a practical thinker and have passion for numbers with a drive for accuracy in project costing. As part of our team you will provide support to our Sales, Construction and Administration teams.

PURPOSE OF POSITION:

The Quantity Surveyor will be responsible for managing the finances of all construction projects, within budget, on time, managed as efficiently as possible, including project variations, product pricing and procurement, system development amongst other things to enable Urbo Homes to be the standout industry performer.

KEY PEFORMANCE AREAS:

DUTIES AND RESPONSILITIES

FEASIBILITY STUDIES OF ESTIMATED PROJECT COSTS:

  • Estimate of project costs at a concept stage upon review of drawings
  • Marking up plans, to ensure efficient and good construction practice
  • Research and feasibility of products and suppliers
  • Run project comparisons for costings
  • Work in close communication with sales

 

PROJECT COSTING / PROJECT CONSENTING: Quantity take-off, quote requests, project pricing

  • Recommendations on product and project efficiency
  • Tender and Contract documentation
  • Council Consents

 

PROJECT INPUT:

  • Establish and maintain professional relationships with external and internal stakeholders
  • Document changes in design and update budgets/ pricing
  • Carry out site visits if required
  • Work in close communication with Project Managers
  • Keep abreast of supply chain issues and efficiencies

 

PROJECT FINANCE MANAGEMENT:

  • Budget v Actual
    • Financial position of projects is accurately reported and controlled effectively
  • Variations and Provisional sums
    • Project variations and client documentation
    • Contractor pricing
  • Project Invoicing
  • Creditor Invoicing
    • Checking pricing and quantities
    • query / deductions
  • Final account
    • Client final account 
    • Project back costing – feedback

 

PRODUCT PROCUREMENT AND NEGOTIATING TERMS AND PRICING:

  • Working with key suppliers on product procurement, pricing & terms
  • Supplier and Contractor agreements and relationships
  • Collating, managing and analysing pricing 
  • Development of costing & schedules for standard plans

 

CONTINUOUS IMPROVEMENT

  • Working with team on development of systems and processes
  • Implement change
  • Engagement in professional development

 

STRATEGIC PLANNING:

  • Be actively involved in strategic planning and forecasting
  • Actively implement company strategic directives

QUALIFICATIONS AND EXPERIENCE:

Essential:

Tertiary level qualification in Quantity Surveying

  • Minimum 4 years’ experience in the New Zealand building industry including relevant Industry qualifications
  • A strong quantity surveying background in the construction sector
  • An excellent understanding of good construction practices and construction details, building code and standards, reading and take-off of plans and product knowledge
  • Proficient in all aspects of managing project finances and contractual requirements
  • Ability to communicate and negotiate, and develop relationships with key suppliers and contractors
  • Ability to embrace continuous improvement and make change to ensure best practices are used
  • High level communication skills (written and oral)
  • Proven ability to negotiate
  • Excellent computer skills, must be proficient in Microsoft Word, Excel and Outlook, and Project management software

 

Good to have:

  • Clean drivers licence
  • Experience with engineering or technological products in the same field
  • Project management experience

  • Ability to negotiate with trades and suppliers
  • Must be proficient in Microsoft Word, Excel and Outlook.
  • Quantity take-offs
  • Preparation of cost plans, estimates
  • Bill of quantities; comprehension of drawings
  • Contract administration; pre and post contract
  • Tender documentation
  • Development and management of Price books
  • Collating and management of Progress payments, contract variations and final accounts
  • Other specialist quantity surveying functions
  • Well-developed interpersonal skills
  • Excellent verbal and written communication skills
  • Will have a minimum of two years’ experience in the New Zealand building industry including relevant industry qualifications

  • Liaise and maintain ongoing communication with Clients and multiple external stakeholders.
  • Review, verify and recommend payment for contractor's monthly payment applications.
  • Good technical writing, client-facing and communication skills.
  • Competent in the procurement of subcontractors and suppliers; from compiling and issuing tender packs, scope of works, analysing submissions, interviewing potential subcontractors / suppliers, negotiating, preparing contract agreements / orders, monthly assessments, valuing variations through to agreeing final accounts.
  • Experience of producing monthly cost / value reports and quarterly cost / value forecasts at project level and business-wide level.
